Own a house, own a condo or rent?

Homeowners

Cover the building, eligible detached structures and belongings, alongside personal liability and additional living expenses. The rebuilding limit should reflect today’s construction costs.

Condo owners

Review belongings, unit improvements, liability, living expenses and eligible condo assessments. Compare your policy with the corporation’s documents so you know where each begins and ends.

Tenants

The landlord’s policy generally protects the building. Your own policy can cover belongings, eligible temporary living expenses, personal liability and accidental damage you cause to the rental.

Coverage depends on the selected policy and cause of loss. Optional protection may be available for identity theft, equipment breakdown and service lines.

Water damage and other exclusions

Sudden plumbing leaks, sewer backup, overland flood, groundwater and repeated leakage can have different treatment. Sewer-backup and overland-water endorsements may be needed and are not available for every property. Predictable deterioration and poor maintenance are generally excluded.

Settlement terms, deductibles and limits

Compare named-risk and broader policy forms, replacement cost versus depreciated contents values, separate deductibles, liability limits, and the amount and duration of living-expense cover. Ask how inflation, debris removal and building-code costs affect reconstruction.

Renovations, vacancy and rentals

Tell the insurer before significant renovations and disclose extended absences, vacancy or renting part of the home. These changes may require different cover or conditions.

Business use and premium choices

Personal home policies may provide little or no cover for business stock, equipment, liability or interrupted income. Disclose business activity. Ask about eligible alarm, claims-history or home-and-auto discounts, and weigh a higher deductible against the cost you could afford after a claim.

Is home insurance legally required?

Home insurance is not generally mandated by law, but a mortgage lender will typically require appropriate property insurance as a condition of financing.

Is market value the same as rebuilding cost?

No. Market value includes factors such as land and location. Rebuilding cost estimates the expense of reconstructing the insured building after a covered loss.

Is jewellery fully covered?

Policies often apply special limits to jewellery and other high-value belongings. Appraisals and scheduled-item coverage may be required.

Should I make an inventory of my belongings?

A current inventory with photographs, model numbers, serial numbers, receipts and estimated replacement costs may help determine suitable coverage and support a future claim.
